Why Tidying up Your Home to Sell ISN'T the Same as Staging it to Sell

Do you believe this room has been Staged by a professional Home Stager? If you answered no, you're absolutely right. Many realtors are now attempting to take on the job of Home Stager in addition to their primary fiduciary real estate duties. Many realtors believe - and convince their clients - that they can stage AND sell their homes. What they don't realize is, Home Staging and Interior Decorating is a completely different profession - with a completely different set of skills and talents - than real estate sales. It's not as simple as it seems. That's why homes that have been "staged" by realtors are still sitting on the market.

When a realtor or real estate agent eats up their time trying to stage your home to sell, they are really doing you (and themselves!) a disservice. For one thing, if they have the time, skills and talent to stage and decorate, why did they choose to sell real estate instead? For another, Staging takes a lot more time and creative talent than you might imagine. While they're staging your home, they aren't using that time looking for a buyer.

That's why I chose to Stage instead of sell homes. I want to devote all of my time, creative energy, talent, and resources to giving you the best value for your money and the best chance of selling your home for maximum profit.

Many realtors believe that tidying up the place is sufficient to attract buyers. They overlook wall colors, furniture quality, art, etc. Take this picture, for example. The walls are a bland color. It blends too much with the floor and window trim colors. There aren't appropriate window treatments to draw attention to the windows themselves. There are, however, distracting knick-knacks perched right at the one window that has architectural interest and charm. It blocks they eye from seeing the window. The dining room furniture is too big for the space, and not the right shape. The room looks neat and tidy but it's still bland and unappealing to a buyer's eye. Which brings me to another reason why realtors are doing you a disservice when they try to stage their own listings.

Realtors see homes from a seller's and a realtor's perspective. They see the home as a liquid commodity. They don't see the homes they sell through the buyer's eyes. I do. I have always seen homes from the perspective of a buyer. I see not what is, but what can be. I recognize that not much in our society sells very quickly - or for maximum profit - looking less than new or "like-new."
